2 Months and 30% Equity Gained

A client needed to purchase a bank owned property which the appraisal listed in poor condition. They needed to bring the home up to conventional lendable standards but had extremely limited funds needed for a traditional construction loan. However, they did have good employment, credit and income so they could qualify for a long term mortgage.

Legacy Capital, LLC provided a 2 month re-hab loan allowing the client's parents to provide additional collateral in the form of property and cash. This collateral was released back to the parents upon the repairs being met and the home being refinanced into conventional long term financing.

The completed value of the home gave the borrower a greater than 30% equity position in the property while having less than 3% of their own funds into the purchase and re-hab.

Completed Value Used to Determine Loan Amount

A borrower purchased a four unit investment property at auction, however, it was unlivable due to needed septic repairs and other cosmetic improvements. Our clients could not find a Non-Owner Occupied four unit construction loan to provide the funds needed.

Legacy Capital, LLC utilized the completed value of the project to determine the loan amount (Auction debt payoff + septic repair + other needed improvements). This allowed the the borrower to retain cash reserves for long term financing of their other investment purchases.

The investors retained a 40% equity position in the property upon completion.
